The Property being offered for sale is the former Great Bay Community College Stratham campus. The Community College System of New Hampshire (CCSNH) is New Hampshire's statewide system of seven (7) two year colleges, offering associate degrees, professional training and transfer pathways to four year degrees. It is strategically located 5 miles from I-95, 7 miles from downtown Portsmouth and 5 miles from downtown Exeter.

The Property consists of one building located on 89.9+/- acres and has access from Portsmouth Avenue. It also has frontage on Sandy Point Road, which is currently not developed. It is being sold in its entirety.

The building offered for sale is the Former Great Bay Community College, located at 275 Portsmouth Avenue - a three story steel and concrete 100,035+/- square foot academic building.

The building was completed in 1982 and was continually used as a community college until it was vacated in 2009. The building has been maintained and was heated until it was winterized prior to the winter of 2011-2012. An addition was added to the third floor in 1992. A "Preliminary Development Area Plan"* was created in June 2008 and calculated a total of "31.0 acres of buildable area meeting all zoning and development setbacks." Based on the "Preliminary Development Area Plan," the project architect laid out 180 living units, 41 cottages and 259,000 square feet of mixed use development area.

A Phase One environmental report* was completed in November 2008.

The Property is assessed at $14,626,600, but is currently exempt from property taxation. The current tax rate in Stratham is $19.31 per $1,000 and the Property is shown on Stratham Assessor's Map 22 as Lot 16*.
